Your Title Rep Just Handed You a Recruiting Pipeline - Are You Using It?

Let me ask you something. You probably have a title rep who sends you closing gifts, maybe a mortgage partner who co-sponsors your client events. You grab coffee, you swap referrals, and then you go back to your separate corners. Sound familiar? What if I told you that those two relationships are sitting on one of the most underused recruiting pipelines in your entire market?
They See the Agents You Have Not Met Yet
Think about what your title and mortgage partners actually know. They close deals with agents across every brokerage in your market. They see who is sharp on contracts, who communicates well under pressure, who treats the transaction like a professional and who treats it like a part-time hobby. They are not just vendors - they are talent scouts who have been working your market for years and nobody ever gave them that job title.
Your title rep knows which agent just closed eight deals in a row with zero hiccups. Your mortgage partner knows which agent's buyers actually get to the closing table and which ones fall apart. That is better intelligence than any public MLS data pull. That is behavioral data on real production, filtered through people who have no reason to spin it.
Make the Ask Specific, Not Generic
Here is where most brokers leave money on the table. They say something vague like, 'Hey, send me anyone good.' That is not an ask - that is background noise. Instead, get specific. Tell your partners exactly what you are looking for. Something like: 'I am looking for agents who are doing 10 to 20 deals a year, who communicate well, and who seem frustrated with the support they are getting. If you work with someone like that, I would love an introduction.'
Specific asks get specific results. When you describe your ideal agent clearly, you are essentially handing your partner a filter. They will think of one or two names immediately. That is the conversation you want.
Give Before You Ask
This only works if the relationship is real. If you have been transactional with your title and mortgage partners - only calling when you need something - go fix that first. Bring them value. Refer business intentionally. Invite them into your agent training events. Co-create content. When you show up as a genuine partner, the reciprocity follows naturally. You are not asking a favor from a vendor. You are asking a trusted ally to make an introduction that helps someone they already like.
The Introduction Is Just the Beginning
When a warm introduction comes through, treat it like gold - because it is. This agent already has social proof on your behalf. Do not blow it with a generic pitch about your commission splits. Ask questions. Listen. Make the conversation about their goals, their frustrations, their next chapter. The recruiting process is not the close. It is the opening of a relationship that, if you do it right, lasts for years.
Your title and mortgage relationships are already paying dividends on the transaction side. It is time to let them work on the talent side too.
