Five Real Conversations a Day Will Out-Recruit a Thousand Emails Every Time
By Phillip Gagnon · September 25, 2026 · 3 min read
Picture two brokers. The first one fires off a mass email blast to 1,200 agents every Monday morning, sits back, and waits for the phone to ring. The second one picks up the phone five times a day and has a real, human conversation with an agent she actually knows something about. Twelve months later, who has the stronger roster? I will tell you right now - it is not the one with the bigger list.
The Numbers Game Is a Losing Game
I know the temptation. More outreach feels like more effort, and more effort feels like progress. But blasting a thousand emails is not effort - it is noise. The average real estate agent is drowning in broker pitches that all say the same thing: 'We have the best splits, the best tools, the best culture.' Nobody believes it anymore, and honestly, nobody even reads it. You are not recruiting at that point. You are spamming. And spam does not build a career - or a brokerage.
Five Conversations Changes Everything
Here is the math I actually believe in. Five real conversations a day, five days a week, is 100 conversations a month. Each one is intentional. You know who you are calling, you know something meaningful about their business, and you have a reason to reach out that is about them - not your latest company announcement. That is the golden rule of recruiting: right message, right agent, right time. A thousand emails cannot do that. Five conversations can.
What a Real Conversation Actually Looks Like
A real conversation is not a pitch. It is a question. 'Hey, I noticed you closed four transactions in the Riverside corridor last quarter - how are you finding that market right now?' That is it. You are not selling. You are listening. You are showing an agent that you see them as a professional, not a commission check waiting to happen. That shift - from broadcast to dialogue - is where recruiting becomes relationship-building. And relationships are the only competitive advantage that cannot be copied by the brokerage down the street.
The System Behind the Conversation
Now, none of this works if you are winging it. Five conversations a day sounds simple, but without a system tracking who you talked to, what you learned, and when to follow up, it falls apart by Wednesday. This is exactly where technology should serve you - not by automating your outreach into oblivion, but by keeping you organized and consistent so the human connection stays front and center. Know your agents. Track your promises. Show up again.
Here is what I want you to do starting Monday:
1. Pull a list of 25 agents you genuinely want to know better. Not 1,200 - 25.
2. Block 30 minutes every morning for five calls. Protect it like a listing appointment.
3. Lead with curiosity, not a pitch. Ask one good question and then listen.
4. Log what you learned and set a follow-up. The fortune is always in the follow-through.
5. Do it again tomorrow. Consistency beats volume every single time.
Stop counting emails sent and start counting real conversations had. That is the number that builds a brokerage worth joining. Until next time, keep nurturing those connections.
