Your Split Is Not Your Value Proposition - Your Coaching Is

Your Split Is Not Your Value Proposition - Your Coaching Is

Let me ask you something. When a prospective agent sits across from you - or jumps on a Zoom call - what is the first thing you lead with? If your answer involves a number, a percentage, or a cap, you are already losing the conversation before it starts.

The Split Arms Race Is a Race to the Bottom

Every brokerage in your market can match your split within 24 hours. Seriously. If your entire value proposition lives in a number, you have built your recruiting pitch on the most fragile foundation imaginable. It is like competing on price at a farmers market when the booth next to you sells the same tomatoes. Someone will always go lower. And when they do, you lose - not because you were not generous enough, but because you were not different enough.

The brokers I see winning right now are not winning on economics. They are winning on transformation. They are the ones who can look a struggling agent in the eye and say, 'I will make you better at this.' That is a promise no split can make.

Coaching Is the One Thing Nobody Can Copy Overnight

Here is what I know from our data at 3 Data Pulse: consistent, structured coaching lifts agent production by roughly 30 percent. Thirty percent. Think about what that means for an agent doing 10 transactions a year. You are not offering them a slightly better split - you are offering them three more closings. That is life-changing money, and it comes from you, not from a commission schedule.

And here is the beautiful part. Your coaching culture, your accountability rhythms, your one-on-one touchpoints - those take years to build. A competitor can post a new split on their website tonight. They cannot replicate what you have built in your people by Tuesday morning.

Make the Coaching Visible Before They Sign

Most brokers hide their coaching until after the agent joins. That is backwards. Your coaching process should be part of the recruiting conversation itself. Walk a prospective agent through what their first 90 days look like with you. Show them the cadence. Share a story - with permission - of an agent who came in doing six deals a year and left year two doing fourteen. Let the transformation sell itself.

When you make coaching tangible and specific, you stop competing on splits entirely. You are now in a different conversation - one about growth, identity, and what kind of agent they want to become.

Do This Next

1. Write down the three biggest skill gaps you see in agents joining your brokerage right now. 2. Build a simple 90-day coaching roadmap that directly addresses those gaps. 3. Lead with that roadmap in your next recruiting conversation - before you ever mention your split. Watch how the energy in the room changes. That shift is your real value proposition showing up.

Until next time, keep nurturing those connections.
