Your Roster Is Telling You Something - Are You Listening?

Imagine you run a small farm. You have twenty plots of land. Some get full sun, rich soil, good drainage. Others are rocky, shaded, waterlogged. Transaction count and GCI are lagging indicators. They tell you what already happened. What you want are leading indicators - the signals that predict who is about to break out or about to burn out. Look at activity trends over rolling 90-day windows: listing appointments set, buyer consultations completed, days-on-market relative to the market average, and list-price-to-sale-price ratio. An agent whose activity numbers are climbing but whose closings have not caught up yet is a sprinter who just found their stride. That is your next investment.

The Middle-of-the-Roster Problem

Here is the uncomfortable truth most brokers avoid. You probably have a top tier of five or six agents who basically run themselves, and a bottom tier you are quietly hoping will self-select out. But sandwiched in between is a middle group - maybe thirty to fifty percent of your roster - who are almost there. They have the activity. They have the relationships. Ask one question: 'What is the one thing getting in the way right now?' Then listen like your retention numbers depend on it - because they do.

Technology Should Surface the Signal, Not Bury It

A good system does not hand you a dashboard full of vanity metrics and call it intelligence. It narrows your attention to the agents who need you most, right now, before they go quiet or go elsewhere. That is the job. Efficiency in service of the relationship, never instead of it.

Data does not replace the conversation. It earns you the right to have a better one.
