The Brag Test: How to Build a Culture Your Agents Can't Stop Talking About

Here's a simple test I want you to run this week. Call three of your agents - not your top producers, just your everyday, middle-of-the-roster agents - and ask them this: 'What do you tell people when they ask why you're at our brokerage?' Listen carefully. Are they reciting your value proposition back to you like a brochure? Or are they telling a real story, something personal, something that lights them up a little? That answer tells you everything about your culture.

Culture Is Not a Perk List

I see brokers make this mistake constantly. They think culture is the coffee bar in the lobby, the quarterly awards dinner, the branded swag bag. Those things are nice. They are not culture. Culture is what happens when you're not in the room. It's the story your agent tells their spouse after a hard transaction week. It's whether they feel seen, supported, and proud. You can't manufacture that with a pizza party. You build it through consistent, intentional behavior - over months and years, not a single onboarding afternoon.

The Brag-Worthy Brokerage Has One Thing in Common

I've talked to a lot of agents who love where they work, and the through-line is almost never the split or the brand recognition. It's almost always a person. 'My broker actually called me back.' 'She remembered I was going through something tough and checked in.' 'He kept the promise he made when he recruited me.' People join people. People brag about people. If you want agents talking about your culture at dinner parties, you have to be the kind of leader worth bragging about first. That starts with showing up consistently in the small moments, not just the big ones.

Date Your Agents Like You Mean It

I say this all the time: recruiting is the beginning of the relationship, not the finish line. Once someone signs, most brokers go cold. The calls stop. The promises fade. And the agent starts wondering if the grass is greener somewhere else - because nobody is watering the grass they're already standing on. Schedule your one-on-ones. Write down what you promised during recruiting and review that list quarterly. Celebrate wins out loud. Acknowledge the hard weeks too. That rhythm of genuine attention is what builds loyalty you can't buy with a higher split.

Make Them the Hero of the Story

A brag-worthy culture puts agents at the center. Your systems, your coaching, your technology - all of it should exist to make your agents look good and feel capable. When an agent closes a tough deal and your systems helped them stay organized and connected, they don't brag about the software. They brag about how your brokerage set them up to win. That's the goal. Be the wind at their back, not the name on their jersey.

Here's what I want you to do this week: Run the brag test. Call three agents. Ask the question. Listen without defending. Then ask yourself honestly - what would need to change for every agent in your office to have a real, personal, proud answer? Start there.
