Stop Listening to the Noise - Let the Numbers Tell You Who to Call

A few years ago I sat next to a broker at a conference who told me his market was 'ice cold.' Funny thing - his own MLS data showed days on market had dropped 18 percent in the previous quarter and list-price-to-sale-price ratios were climbing. He was reading the room, not the numbers. The room lied to him.
Noise Is Louder Than Signal Right Now
In 2026, the noise is deafening. Rate speculation, election cycles, social media takes, the agent in the break room who 'heard inventory is coming back strong.' Everyone has a narrative. The problem is that narratives travel faster than data, and most brokers are building their recruiting and retention strategy on borrowed opinions instead of first-party market intelligence. That is a dangerous foundation.
The agents you want to recruit are watching the same noise. They are anxious, uncertain, and looking for a leader who actually knows what is happening. When you walk into a recruiting conversation armed with real numbers - their production trends, their market segment, their zip code - you stop being another broker with a pitch and start being the person who did the homework. That is a completely different conversation.
What the Numbers Actually Tell You
Here is what I mean by reading the market. I am not talking about pulling the NAR press release. I am talking about granular, local, agent-level data. Which agents in your market increased their closed volume while the overall market softened? Those are your targets - they are either exceptionally skilled or exceptionally coachable. Which of your own agents are quietly losing market share in a segment they used to own? That is a retention conversation waiting to happen before it becomes a resignation.
Days on market by price band. Absorption rate by neighborhood. Agent production quartiles. These numbers tell you where the opportunity is and who is positioned to capture it. The noise tells you nothing actionable.

The reason most brokers do not operate this way is simple - pulling and interpreting that data used to take hours. That is the problem good technology solves. 1. Pull your local MLS data for the last 90 days and identify the top 10 percent of agents by closed volume. Note who is trending up, not just who is on top. 2. Cross-reference that list against your current roster - who looks like your best agents? Those are your recruiting lookalikes. 3. For your own agents, flag anyone whose production has dipped two quarters in a row. Schedule a one-on-one this week, not next month. 4. Commit to one data review per week - 20 minutes, same day, same time. Make it a habit before it becomes a crisis.
