AI Is a Lousy Closer - Here Is How to Use It Right
By Phillip Gagnon · September 19, 2026 · 3 min read
Let me tell you about the worst date I ever heard of. Guy shows up, hands the woman a printed script generated by a chatbot, reads it word for word, and wonders why she never calls back. That is exactly what happens when brokers hand AI the wheel on agent relationships. The technology did the talking. The human never showed up.
AI Is a Research Assistant, Not a Relationship Manager
Here is what AI does brilliantly: it synthesizes data fast. It can scan production records, flag agents whose volume is trending down, surface agents in your market who look like your top performers, and draft a first-pass message in seconds. That is real leverage. But the moment that message lands in an agent's inbox without your fingerprints on it - without your specific knowledge of their situation, their goals, their frustrations - it reads like a form letter. And agents have seen a thousand form letters. They delete them before the coffee is done brewing.
The Line You Cannot Cross
I talk about the golden rule of recruiting constantly: right message, right agent, right time. AI can help you nail the timing and surface the agent. It cannot write the message that makes someone feel truly seen. That part is yours. Think of AI like a GPS. It tells you where to go and the fastest route. But you still have to drive. You still have to read the road. You still have to decide whether to stop and check on someone along the way. Hand the wheel to the GPS and you end up in a lake.
Where AI Actually Earns Its Keep in a Brokerage
In our work at 3 Data Pulse, AI sits in the background doing the unglamorous work: tracking touchpoint cadences, flagging agents who have gone quiet, identifying production patterns that signal a flight risk before the agent even knows they are unhappy. It is the execution layer, not the face of the brokerage. Your agents should never feel like they are being managed by an algorithm. They should feel like you remembered their anniversary, their closing goal, the conversation you had in the parking lot three months ago. AI helps you remember. You do the remembering, in their eyes.
The Human Touch Is Your Competitive Advantage
Every brokerage in your market has access to the same AI tools you do. That levels the technology playing field completely. What cannot be replicated is the broker who shows up consistently, who keeps the promises made at recruitment, who makes every agent feel chosen - not processed. AI buys you time. Spend that time on the conversations that actually build loyalty.
Here is what I want you to do this week:
1. Audit one AI-generated message before it sends. Ask yourself: does this sound like me, or does it sound like a template? 2. Identify three agents AI flags as disengaged and call them - no script, just a real conversation. 3. Use the time AI saves you to add one personal touchpoint per day that you would have skipped. That is the trade. Efficiency in, humanity out. Until next time, keep nurturing those connections.
